With five bedrooms, two king beds, and four full bathrooms, the home is especially well suited for multiple families, couples, and multigenerational stays. A COMPLETE PRIVATE RETREAT Every area of the chalet offers a different way to enjoy your time together. Soak in the private hot tub beneath the covered deck, sheltered from rain and snow for relaxing throughout the year. Unwind beneath the string lights in the signature outdoor dome lounge, gather for movie or karaoke nights in the private theater, or spread out between the game room, stylish bar lounge, vaulted living room, expansive deck, and fire-pit area. Two host-owned kayaks and life jackets are also included at no additional charge for seasonal lake use. A heated indoor pool provides an additional seasonal option when available. YEAR-ROUND POCONO LOCATION Pocono Pines Chalet offers a convenient home base for waterparks, hiking, waterfalls, skiing, lake days, dining, shopping, wineries, and other Pocono attractions throughout the year. Approximate drive times may vary based on traffic, weather, and seasonal conditions. • Kalahari Resort – about 15 minutes • Gouldsboro State Park – about 20 minutes • Promised Land State Park – about 20 minutes • Bushkill Falls – about 25 minutes • Camelback Resort – about 30 minutes • Pocono Raceway – about 30–35 minutes • Pocono Premium Outlets – about 30–35 minutes • Local wineries and attractions – approximately 30–35 minutes

Please review these important requirements and property details before booking. AGE & OCCUPANCY REQUIREMENTS The primary booking guest must be at least 25 years old and remain at the property for the entire reservation. The maximum occupancy is 12 guests. Third-party bookings are not permitted, and only registered guests may enter or stay at the property. COMMUNITY REGISTRATION Big Bass Lake requires guest and vehicle information at least 3 days before arrival. Changes made to the guest list after submission are subject to a $50 HOA fee. Registration procedures, vehicle access requirements, and related fees are established by the HOA and may change without notice. AMENITY PASSES Guests who plan to use Big Bass Lake community amenities must purchase passes directly through the Clubhouse or Administration Office. Current pass rates are: • Weekday pass: $8 per person, per day • Weekend or holiday pass: $10 per person, per day • Weekly pass: $30 per person • Holiday-week pass: $50 per person • Children under 7: Free Pass prices, amenity schedules, availability, and access requirements are controlled by Big Bass Lake and may change without notice. KAYAKS & LIFE JACKETS Two host-owned kayaks and life jackets are provided at no additional charge. Kayak use is seasonal and subject to weather, water conditions, community boating rules, and any applicable amenity-pass requirements. Guests are responsible for following all posted lake and boating safety rules. QUIET HOURS Community quiet hours are from 10:00 PM to 8:00 AM. Please be considerate of neighboring homes when using the deck, covered hot tub, dome, fire pit, and other outdoor areas. HOT TUB The hot tub is professionally serviced between stays. On occasions when it must be drained, cleaned, and refilled, it may take several hours to return to full temperature, particularly during colder weather. FIRE SAFETY The indoor fireplace and outdoor fire pit may be used only when permitted by community rules and local fire restrictions. Fires must never be left unattended and must be fully extinguished before leaving the area, going to sleep, or checking out. SECURITY CAMERA One exterior security camera monitors the driveway for safety and property protection. There are no cameras inside the home or in private outdoor guest areas. NO SMOKING OR VAPING Smoking and vaping are not permitted anywhere inside the home. Violations are subject to a $500 additional cleaning fee. WELL WATER The chalet uses a private well. Water pressure may occasionally feel lower than in homes connected to a municipal water system, particularly when several showers or water fixtures are being used at the same time. STAIRS & ACCESSIBILITY The home is arranged across three levels and includes stairs throughout. It is not wheelchair accessible. NATURAL SETTING Part of the chalet’s appeal is its peaceful, wooded Pocono setting. Year-round pest control is maintained, but guests may occasionally notice common seasonal insects or wildlife, especially during warmer months and periods of changing weather. MOUNTAIN WEATHER & CONDITIONS Snow, ice, fallen leaves, wildlife, and changing outdoor conditions are part of the Pocono environment. Weather may affect roads, the driveway, outdoor spaces, kayak use, and community amenity availability. Guests should review the forecast before traveling and arrive prepared for seasonal mountain conditions, particularly during winter.
